Hancock Bridge Square Plaza Updates

admin — Thu, 20 Apr 2023 17:57:05 +0000

The Hancock Bridge Square Plaza is a commercial shopping center located in North Fort Myers, Florida, USA. It is situated at the intersection of Hancock Bridge Parkway and US41, near the Caloosahatchee River.

The Hancock Bridge Square Plaza has a long history and is a source of questions/contention. The plaza once had anchored retail stores. The plaza was built in 1984 and originally housed a Wal-Mart, Office Depot, and many smaller stores. Over time, the market shifted over the bridge, resulting in many businesses leaving. When Office Depot left in 2015, that pretty much left the plaza without an anchor. The plaza then fell into disarray with the condition of the parking lot being a primary source of contention with the locals.

Hancock Bridge Square Plaza traded on 9/21/2022 for $12,800,000.00 The buyer (Delaware Company, the listed Managers all appear to be out of Miami) was M ICMC HANCOCK BRIDGE OWNER LLC. The seller was Hancock Bridge Square, LLC

The old grocery store and Irish restaurant were not included in the deal, remaining in the hands of the previous owner, Hancock Bridge Square, LLC, which had bought the plaza in 2013.

The current owner has the same address as MAST CAPITAL

Mast Capital made a splash in 2021 when it paid more than $100 million for a prime development site in Miami’s Brickell neighborhood. More than a year later, Mast Capital CEO and founder Camilo Miguel Jr. said he considers the price a bargain, given the continued in-migration of residents and companies to South Florida. “There’s a lot of wealth coming to Miami,” Miguel said. “The way I look at Southeast Florida and Miami is that it’s positioned to outperform the rest of the country.”

It is currently being rezoned per Lee County: Hancock Bridge Square Redevelopment

The scope of work listed is: Demolish the existing vacant retail building and redevelop the site with 320 multi-family dwelling units with private, on-site recreational amenities. The multifamily project will support surrounding commercial retail uses and serve as a catalyst for similar high-quality redevelopment along the US 41 corridor in North Fort Myers.

The point of contact for the Development order Record DOS2023-00037 is Atwell, LLC located in Bradenton Fl

This will take a while to complete. North Fort Myers could really use the Multi-Family and the property certainly needs a facelift.

Please contact us if we can be of service to you.

A multifamily development in North Fort Myers could have several effects on the community. Here are some potential impacts to consider:

Increased Population Density: One of the most significant effects of multifamily development is the potential increase in population density. Depending on the size of the development, it could bring hundreds or even thousands of new residents to the area. This could put additional strain on local infrastructure, including roads, schools, and utilities.
Increased Economic Activity: On the positive side, a multifamily development could also bring increased economic activity to North Fort Myers. New residents will need goods and services, which could stimulate local businesses and create new job opportunities. The development itself could also generate economic activity during the construction phase.
Changes to the Character of the Area: Depending on the design of the development, it could change the character of the area. For example, if it is a large complex with many buildings, it could create a more urban feel in an area that was previously more rural or suburban. This could have both positive and negative effects on the community.
Increased Traffic: A multifamily development could also lead to increased traffic in the area. This could be particularly problematic if the local roads are already congested. It could also lead to safety concerns, especially if there are many pedestrians or bicyclists in the area.
Affordable Housing: Finally, a multifamily development could provide much-needed affordable housing options for residents in North Fort Myers. This could be especially important for those who work in the area but cannot afford to live there. However, it is important to ensure that the development is designed in a way that is both affordable and sustainable over the long term.

Overall, a multifamily development could have both positive and negative effects on North Fort Myers. It is important to carefully consider the potential impacts and to work with developers to ensure that the development is designed in a way that benefits the community as a whole.

Land Use in Lee County Florida

admin — Wed, 15 Feb 2023 18:07:16 +0000

Lee County, located in the southwest region of Florida, is a prime example of the challenges that arise when balancing the demands of development with the need to preserve natural resources. The area is known for its diverse ecosystems, including beaches, wetlands, and forests, all of which provide important ecological services and support a variety of plant and animal species. However, with a growing population and expanding urban areas, the question of how to manage land use in a sustainable way has become increasingly urgent.

One of the most significant issues facing Lee County Florida is the tension between preserving natural areas and promoting economic growth. On the one hand, the county is home to many important natural resources, including the J.N. “Ding” Darling National Wildlife Refuge, which is home to many rare and endangered species. On the other hand, the area is also a popular destination for tourists and retirees, which has driven the development of many new residential and commercial properties.

To address this challenge, Lee County Florida has implemented a number of policies and programs aimed at managing land use in a way that promotes both economic development and environmental sustainability. One such program is the Conservation 20/20 initiative, which was created in 1996 to acquire and protect environmentally sensitive lands for public use. Under this program, the county has acquired over 30,000 acres of land for conservation purposes, including wetlands, forests, and wildlife habitats.

Another important program is the Lee County Comprehensive Plan, which outlines the county’s vision for future land use and development. The plan emphasizes the need to balance economic growth with the protection of natural resources, and includes policies aimed at promoting sustainable development practices, such as green building and renewable energy.

In addition to these programs, Lee County has also implemented regulations aimed at managing growth and development in a sustainable way. For example, the county has established zoning and land use regulations that require developers to comply with certain environmental standards, such as protecting wetlands and other natural resources.

Despite these efforts, however, challenges remain. One ongoing issue is the impact of sea level rise and climate change on the county’s natural resources and infrastructure. As sea levels continue to rise, many low-lying areas of the county are at risk of flooding and erosion, which could have significant implications for both the environment and the economy.

Overall, managing land use in Lee County Florida is a complex and ongoing challenge that requires careful balancing of competing interests. The county has made significant progress in promoting sustainable development practices and protecting important natural resources, but there is still much work to be done to ensure that future growth and development is sustainable and resilient in the face of climate change and other environmental threats.

Gators gather at a florida sinkhole

admin — Wed, 08 Mar 2017 20:40:57 +0000

The Gators gather at a florida sinkhole just shows the beauty and diversity of the State of Florida and its ecosystem. We are Steelbridge Realty are unabashedly in love with this state!

In a secluded area of Myakka River State Park, there’s a sinkhole, named Deep Hole, that’s 200 feet wide and 130 feet deep, and it’s apparently an alligator’s dream home, according to local news reports.

I, Jeff Tumbarello (Broker Steelbridge Realty LLC) hike, hunt and fish in the Florida Everglades. I have seen a lot of Alligators in one place but nothing like this! There is so much more to Florida than just beaches (not a knock on our beautiful beaches at all!)

If you need someone from Florida to help guide you on your homesearck. Please call us 239 694 3300 or use the form below!

One of the oldest and largest state parks, Myakka protects one of the state’s most diverse natural areas. The Myakka River, designated as a Florida Wild and Scenic River, flows through 58 square miles of wetlands, prairies, hammocks, and pinelands. Visitors can enjoy wildlife viewing from a boardwalk that stretches out over the Upper Myakka Lake, then take to the treetops with a stroll along the canopy walkway. The park´s river and two lakes provide ample opportunities for boating, freshwater fishing, canoeing, and kayaking; a boat ramp provides access to Upper Myakka Lake. Hikers can explore trails that cross large expanses of rare Florida dry prairie. Scenic lake tours are offered daily on the world´s two largest airboats. Safari tram tours of the park´s backcountry are offered from mid-December through May. Full-facility campgrounds and primitive campsites are available. Five palm log cabins, built in the 1930s by the Civilian Conservation Corps, have been modernized for comfortable lodging. Located nine miles east of Sarasota on State Road 72.

The American alligator is classified by the US Fish and Wildlife Service as similarity of appearance to a threatened taxon. This listing provides federal protection for alligators but allows state-approved management and control programs. This listing has been adopted by the State of Florida. Alligators can be legally taken only by individuals with proper licenses and permits.

North Recreation Center

admin — Tue, 28 Jun 2016 17:46:54 +0000

“The vast majority of residents know exactly where the North Recreation Center is. After all, it is hard to miss.

Dana Kasler, director of Lee County Parks & Rec, was the guest speaker at the monthly North Fort Myers Civic Association meeting last week. The subject was the rec center and upcoming changes at the community park, but also what could be done to improve the amenities in the community.

Kasler called the North Recreation Center an enormous success: In its three years, it has become one of the busiest locales in all Lee County.

In a survey of area residents, in fact, more than 85 percent of respondents knew where the rec center was, and that more than half the users were over the age of 45, thanks to the vast array of programs offered and SHARE Club, a program of Lee Memorial Health Service that offers the 50-plus crowd many activities and services.

Kasler then asked the several dozen people at the meeting “What do you want to see?”

There are already numerous things set for the fall. The community park will get a new playground, which will move right next door to the rec center in the courtyard so they can be integrated, Kasler said.”

The 35,000-square-foot facility for the North Recreation Center includes several multipurpose rooms for meetings, youth and adult recreational and educational programs, a fitness center, game room and two gymnasiums, which are partitioned off. The gymnasium has multipurpose basketball and volleyball courts, and other sports can be played on the hardwood floor, such as the popular pickleball.

The recreation center started in 1997 in the boardroom of the little league building. Shortly after the portable was established on the south side of the shuffleboard courts. In December of 2002, a new building opened offering more programs and space for the already successful after-school program. Construction of a new 33,000-square-foot Recreation Center has been completed and opened Oct. 25, 2013.

The center amenities include a fully equipped gymnasium with basketball courts and volleyball courts, a fitness center with locker room facilities, a game room and several large multi-purpose rooms for meetings and classes.

Individual memberships for the North Fort Myers Recreation Center are $10 for a lifetime membership or a family membership is $25 for a lifetime membership. This membership can be used at all four Lee County Recreation Centers; Estero, North Fort Myers, Veterans and Wa-Ke Hatchee.

The weight room is an additional fee of $20 per month, $80 for six months or $120 for one year, per member. The weight room features cardiovascular equipment, dumbbells, and weight-lifting machines.

Located behind the North Fort Myers Library off of North Tamiami Trail (Old 41), the center/park offers lots of activities and recreation for all ages. There are four baseball fields, two footballs, and a practice field, along with a recreation building for afterschool recreation, summer camp and other classes and programs.

Twenty four shuffleboard courts, playground, and pavilion are available to the public at the North Fort Myers Recreation Center. Disc golf is growing in popularity and the course is presently under expansion and renovation.

FGCU housing costs? Thinking About Buying Your Kid a Condo for College Living?

admin — Fri, 17 Jul 2015 20:05:26 +0000

FGCU housing costs?

For some parents buying a condo or home makes perfect sense. Consider the following, if you’re thinking about purchasing property where your student attends college:

The number 1 rule with all of Real Estate Is location, location, location
Your child will take on responsibility. You aren’t just betting that the real estate market will grow and blossom when you buy a home for your student. You’re hoping that your child will, too.
Try and find a condo or home that can function from a cash flow perspective as an annual rental. We have a spread sheet we use called the APOD. It gives simple cash on cash returns. You always want to see what the APOD thinks before employing capital. You can contact us to request a copy of the APOD by clicking here If you have some capital which you’re thinking of investing anyway, because of low interest rates, buying a property begins to make sense.
Will you have multiple children attending the same college at the same time?
Is there any chance you will retire to SWFL? The real estate market has had rising prices since 2010. This gives you a chip in the game.
Factor in your student not having to move and having a clean stable place to live. You will control the situation that your student is living in.
Decide in the beginning whether the student will have room mates. Multiple student’s occupying the residence will reduce your FGCU housing costs.
One of the up-sides to renting a home near a college is that as long as the school is enrolling new students, there’s a demand for a place to live.

There are many other reasons as well as some reasons not to. In the end it is a personal decision that features many of the modalities specific to your life.

Need help exploring this? We would love to set up a call or meet with you!
