Common Hazards That Can Disrupt Your Home Sale

Selling a home can be a complicated process. You never know what exactly might be thrown your way. When selling your own home, it’s important to try and predict and prevent the most common hazards that can disrupt your home sale.
Common Hazards That Can Disrupt Your Home Sale: Mold
Mold is one all-too-common issue. Even a high-quality home with updated utility systems and a decent maintenance history can be vulnerable. Any time there is a buildup of moisture or water inside the home means mold can spawn. This is especially true for leaks or other such issues that are gradual and go unnoticed for days, weeks, or months.
That is the environment in which mold can prosper. Look for discolorations and warping in your walls, ceilings, attics, and basements. Mold spores can also sometimes cause physical symptoms in home residents–so be sure to get checked out if necessary. Professionals can help you get rid of mold growth.
Lead Paint
Modern-day house paint should ideally not contain any lead. However, paint from 1970 or earlier could contain traces of the element. In fact, a lot of paint from that era is materially based on lead. Lead-based paint can actually cause serious health problems. Cancer is one of the most notable, prominent, and dangerous.
It is in your best interest to make absolutely sure that your house has no lead paint. Make sure to get an inspection professional to check the paint in even the most obscure places. It’s important to check the paint layers that are underneath the coats of paint that have been placed more recently. Finding lead-based paint in an inspection can be a serious red flag for buyers.
Common Hazards That Can Disrupt Your Home Sale: Infestations
Pests are everywhere. Some states have it worse than others, and sometimes common pests are almost an expectation. But you should do everything in your power to make sure your home is completely free of infestations before starting to sell. An infestation can be an immediate turn-off for the majority of potential buyers. Some pests–like ants–are hard to spot but still pose a health problem. Be wary of other insects, like spiders, cockroaches, beetles, and more. Termites can be particularly harmful since an infestation can cause thousands of dollars of damage.
You never know what you might find. Sometimes small rodents can even be found living in a more dilapidated property. The worst issues are the ones that lurk unseen under the surface for years. The key is to get multiple opinions from multiple inspectors and to be extra-thorough.
