Selling a home is never easy. It is a long and arduous process that can really take it out of you. However, when done correctly, it shouldn’t be too difficult to find a buyer. If your home has been on the market for weeks or even months without getting any bites, there could be an issue with the property. When the price is right, homes usually sell. You might be trying to highball your asking price, but doing so is rarely effective. It’s far too easy to do some market research and determine what a reasonable asking price is for your home. 

Anything much higher than that will be a major deterrent to prospective buyers. Not only will they sense something shady going on, but they will be nervous about losing their funding because of a lower appraisal. Do your research and set your asking price reasonably.

Maintenance Issues

Another reason you might be struggling to get interested buyers is if there are maintenance concerns. Unless you plan on selling your home to an investor such as a house flipper or home buying company, you should probably take care of any necessary repairs before listing your home. 

If your home is damaged and you don’t have time to fix it, you need to disclose those issues. Just keep in mind that you will probably have to reduce your asking price accordingly. You should also understand that failure to make the necessary repairs will eliminate a large number of potential buyers.

People have heard all their lives not to judge a book by its cover but everyone does it anyway. Prospective buyers will make a snap judgment on your home from the curb. If your home is lacking in curb appeal, take some time to spruce things up. Get the lawn in shape, weed the flower beds, plant vibrant blooms, trim your bushes, and brighten up the front of your house. Think about your door, your exterior paint job, and your windows–including the interior window treatments. All of that will make a major impact either for good or for bad.

If your home isn’t selling, do something about it quickly. The longer a house sits on the market, the more it will deter potential buyers. Figure out what you need to fix and do it right away. It is rarely worth it to let your home sit on the market for months on end.
