How to Stage a Property to Attract More Buyers

Stage a Property and you will attract more buyers! Selling a house is super stressful. You put your house on the market and hope that people will come and look at it. And then, when people do come and look at your house, you want to impress them with your home so that they will want to buy it. Staging a home is the process of making your house look lived-in, but inviting so that your potential buyers will picture themselves living in the house. A bare home leaves everything to the imagination, but it can be hard to picture where the furniture will go if there is no furniture already in the home to give a sense of scale. But where do you start?

Create a Budget

The first place to start when staging your home is to create a budget. You might want to do complete upgrades to everything to make your house as picture-perfect as possible, but the truth of the matter is, you won’t be able to afford everything you might want to do to stage your home. Set a budget for what you absolutely want to do with your home and then stick to that budget throughout the entire staging process.

Remove Clutter

Regardless of what you decide to do for staging your home, you should absolutely remove clutter. Too much stuff doesn’t give your buyers a sense of the feeling of the home—just the stuff that you own. You also don’t want the house to feel too personal, plus it feels more inviting with less stuff cluttering up countertops, bookshelves, and bedrooms. You want your home to look as inviting as possible, which requires you to remove your clutter. You don’t have to get rid of it—storage units are a good option, especially while you’re moving—but your clutter should be removed as you stage your home.

Stage a Property: Let Natural Light In

Natural light helps make a home feel brighter and feels more pleasant to be in than a house that is dark. Open your window blinds and curtains to let in as much natural light in as possible while staging your home. If your home doesn’t have very many windows, you can make it look like there’s more natural light than there is. For example, you can use plants, light colored furniture, or buy a few mirrors. Mirrors are especially handy as you can place mirrors opposite the window to bounce back the existing natural light, brightening up a space.

Choose a Unique Style

Another way to improve the staging of your home is to pick a unique style to carry on throughout the home. You might choose a modern chic style, or a country home style. You might even decide to use styled furniture to create that unique feel. For example, mission-style furniture originated in the late 1800s and is still used to provide a unique interior design. Whatever style you choose, just make sure to keep it within your budget.

Stage a Property: Boost Curb Appeal

Another way to improve how your house looks is to boost curb appeal. There are a number of ways to boost curb appeal. You can power-wash the outside of your home, giving the siding an extra sparkle. You can wash the windows, change the front door as well as the garage door, repaint the house, fix small repairs that have gone unchecked, or do some landscaping on the yard. Or all of the above. The important thing to remember when boosting your home’s curb appeal is that the image of your house from the curb is the first thing your potential buyers will see. You want to give them a good first impression of your home and property, which is why it’s important to have good curb appeal.

Another way to improve the look and feel of your home is to clean everything thoroughly. Clean the floors, the couches, the dishes, the countertops. Clean the rooms from top to bottom and get rid of as much dirt as possible. It may seem like an extensive effort to clean every part of your home thoroughly—and it is—but it is worth it because cleaning your home is something that will boost your home’s image to potential buyers.

Along with boosting the curb appeal of your home, you want to create an inviting entryway. The entryway is the first part of your home that your potential buyers will see before they enter your home, so you want to make it as friendly as possible. You can buy a clean welcome mat, a cute potted plant or other outdoor ornament to place outside the door. Make sure the area is thoroughly cleaned. On the inside of the entryway, make sure it is tidy and inviting. Place a mirror nearby to reflect light. You want the entryway to invite them in to the rest of the house, so take extra care to make it look as inviting as possible.

Look at Walls and Floors

The walls and floors of your home should also receive extra consideration. The color of your walls can affect the mood people have when they are looking at your home, so it may be a good idea to apply a fresh coat of paint to your home’s interior walls. Excessively bright colors can be off-putting, while neutral cremes allow your potential buyers to view the house as how they would decorate it. The floors should also be thoroughly examined. Worn carpet and damaged wood can also be off-putting to the feeling you want your home to have, so it may be a good idea to investigate replacing it before you show your home.

Showing your home can be quite the adventure, so you want to be thorough as you prepare to show your home. Make sure to clean in all the corners, arrange the furniture neatly to create an atmosphere of lived-in but not cluttered. Your home may be just what someone is looking for.
